Written quotes hold

The price is set in writing after the survey. It does not move upward unless the scope materially changes — and if it does, we requote rather than absorb the change and surprise you on the day. No bait-and-switch, no moving-day variations.

Country properties get country knowledge

Rural Somerset access — narrow lanes, gravel approaches, stable-yard conversions, listed-barn conversions, properties up a long drive — is the daily reality of our work. For NHR (Portugal), the Spanish residency window, the Italian impatriate scheme, French long-stay-visa pathways, or any specific tax outcome — talk to a tax adviser and an immigration lawyer. The frameworks change; we will not pretend otherwise.

We do not move outside our four corridors. Not Germany, not the Netherlands, not Switzerland, not Scandinavia, not Eastern Europe, not transatlantic. Sister network firms run those corridors; we refer.

We do not run pressure-sell or moving-day upsells. The conversation at survey is the same as the conversation on move day. The price written is the price paid unless the scope materially changes, in which case we requote in writing in advance.
